Frequently asked questions

How does my child apply for accomodation near UNSW?

All students must download and complete a Tenancy Application form and return it to our office with the required documents, including Passport, a copy of their Visa (if an overseas student), Parental Guarantee, and Letter of Enrolment (COE).

Once our office receives a fully completed Tenancy Application, our Property Manager will check and process the information and advise you of the acceptance of the application.

The Property Manager will contact the student to confirm the terms of the tenancy and arrange for the Agreement/ Lease / Contract to be signed and payment of the first month’s rent and security bond. A Tenancy is not fully secured until we have a fully signed Agreement and payment of both the Rent and Bond cleared in our account.

What furniture is included in the apartment?

Each of our student accommodation studio apartments comes fully furnished with modern essentials. Here's what's included:

Is there a catered option?

Sorry, there is no catering option. Each unit does provide a small kitchenette with a fridge for tenants to test their culinary skills.

Our buildings are located in very close proximity, within walking distance to eat-in restaurants, cafes, supermarkets and all necessities.

Is the apartment building complex safe?

All buildings have a security entrance (fob or swipe access) and many have a registered key system.

Some of our buildings have CCTV security cameras also and this is monitored daily.

Most buildings are classified as student only accommodation.

After my child moves in, who is the best person if they have any questions?

Our friendly trained caretaker and our Management team are always happy to answer all questions and assist your child.

Each building has an allocated Manager who the tenant can contact for any queries. The manager will help with maintenance issues where possible and their phone number is provided to your child in the information they collect with their keys.

All of their manager’s details and our contact details are also displayed in all noticeboards in the common areas of the property.

Where is their mail delivered?

From time to time you may wish to post your child a small package from home. To ensure that the package reaches them, all mail directed to your child must include:

What does the rent include?

Primus Property provides rental accommodation, the rooms are fully furnished and electricity, water and internet is inclusive in the rental amount.

The studios are not serviced apartments or hotel rooms.

The rent is charged weekly for the occupancy/ tenancy of the studio only. You may wish to pay fortnightly or monthly and arrangements can be made for this.

What will my child need to bring to collect keys to the apartment?

To ensure a smooth collection of keys the tenant must pay the first two weeks rent and bond in full and return signed leases. The rent and security bond must be cleared funds in our account. Or they will need to pay it in person via Cash on the day.

They will also need to bring their passport as identification.

What items will my child need to bring that are not included?

Personal Items:

  • Bedding (sheets, doona/duvet, pillows, blankets)
  • Bathroom essentials (towels, toiletries)
  • Clothing and personal belongings
  • Study materials (laptop, books)

Kitchen Necessities:

  • Glassware and crockery
  • Cutlery and cooking utensils
  • Basic cooking equipment

Making Moving Easy:

All these items are readily available at affordable prices from local stores near our accommodation. However, to make the transition smoother, we offer a convenient setup service including:

  • Linen packs
  • Kitchen packs
  • Bathroom packs

These packs can be prepared and set up in your student's room before arrival. Contact us for pricing and package details.

At Primus Property, we understand that sending your child away to study is a significant step. We're committed to making their transition as smooth as possible and ensuring their well-being remains our top priority.

Is there a cleaning service/provider?

Tenants are required to clean their own apartments on a regular basis.

Alternatively we can supply details of cleaners that they could use as a regular cleaning service at their own cost, a quote will be provided by the provider of the cleaning company.

What if my child doesn't get along with their neighbours?

All of our apartments are single tenancy, self-contained studio apartments.

We understand that not settling in can be tough, which is why each of our properties has a dedicated Caretaker/manager to assist the students with any issues or problems they may be experiencing. The Manager will discuss any issues with the resident and try to reach a mutually satisfactory outcome, they will also be in contact with our office so that we can all resolve the issue.

Is my child required to notify the Property manager when going on holidays or if they have an overnight guest?

As a parent, we understand that your main priority is the safety and wellbeing of your son or daughter. At Primus property we work towards the exact same goal. We want to ensure the safety of the students, it is essential that we know when residents are away for extended periods of time or when they have overnight guests.

Having this information on hand allows us to effectively coordinate the emergency response. This information is to be given to the caretaker manager and to Primus property.

The policy for all our buildings (unless otherwise classified) is one tenant per room, this is to comply with all fire regulation policies.
